5 Tips for Making Vacant Homes Feel Less Vacant

1.  Rent furniture - Staged homes tend to sell for more and in less time.  Depending on your market and      budget, renting furniture for keyrooms can make a big difference.  If renting doesn't work, leaving a few pieces of furniture can provide a sense of space.

2.  Keep it comfortable - Leave the utilities on and keep the temperature at a comfortable level.

3.  Remove ghost lines - Hide the effects of furniture.  Paint the walls the same color, shampoo the carpet, and replace rugs so there is no evidence of what used to be there.

4.  Hire a maid - Make sure the home remains fresh amd clean.

5.  Keep up curb appeal - Hire a lawn maintenance service.  Make sure the lawn gets watered and the landscaping stays alive.

2009 First Quarter Market Statistics

According to total closed sales accumulated by the Westchester-Putnam MLS, the first quarter of 2009 lagged behind 2008 sales by 37%.  Westchester’s single family house market with a decrease of 41% from the first quarter of 2008. Putnam County down 31% from same period last year. 
 
The median sales price in Westchester of $532,000 in the first quarter of 2009 represents a 15% decrease from the $622,500 median posted in 2008 first quarter.  In Putnam County the median sales price of $342,450 is 11% decrease from the $386,500, in the same period of 2008.

After a slow start to the year our housing market started to show signs of activity in March as buyers take advantage of the favorable market conditions, low interest rates and federal stimulus package incentives.  Have we hit bottom?  Only time will tell, will keep you posted.

President Bush Signs Mortgage Relief Bill

                                        

President Bush signed into law legislation that helps
homeowners facing foreclosure and extended a lifeline
to Fannie Mae and Freddie Mac.


Highlights:

a.  Permanent increase of Fannie Mae & Freddie Mac loan limits to $625,000. 
     The current limit of 
$729,750 was set to expire 12-31 and revert back to $417,000.

How to price to sell and still make a profit

The asking price you set for your home significantly affects whether you will profit in the sale, how much you will profit and how long your home will sit on the market. Your real estate agent's knowledge of the overall market and what's selling - or not selling - will be invaluable in helping you determine the price. The objective is to find a price that the market will bear but won't leave money on the table.

Here are some points to consider: Time. Time is not on your side when it comes to real estate. Although many factors influence the outcome, perhaps time is the biggest determinant in whether or not you see a profit and how much you profit. Studies show that the longer a house stays on the market, the less likely it is to sell for the original asking price. Therefore, if your goal is to make money, think about a price that will encourage buyer activity.

Value vs. Cost. Pricing your home to sell in a timely fashion requires some objectivity. It's important that you not confuse value with cost - in other words, how much you value your home versus what buyers are willing to pay for it. Don't place too much emphasis on home improvements when calculating your price, because buyers may not share your taste. For instance, not everyone wants hardwood floors or granite countertops.

Keep it simple. Because time is of the essence, make it easy for the buyers. Remain flexible on when your agent can schedule showings. Also, avoid putting contingencies on the sale. Though a desirable move-in date makes for a smoother transition between homes, it could cause you to lose the sale altogether.
